건물 한 채가 말해주는 시대의 흐름

 

요즘엔 길을 걷다 보면,
건물 하나하나가 다 이야기를 품고 있는 것처럼 느껴진다.

같은 골목에도
10년 전엔 허름한 철물점이 있었고,
지금은 스타벅스와 약국, 미용실이 자리를 잡고 있다.

도대체 이 짧은 시간에 무슨 일이 일어난 걸까?

서울 한복판,
도로가 확장되거나 역이 생기면
주변 건물들은 하나둘 ‘변신’한다.

건축 연한을 다한 빌딩은 헐리고
신축 건물이 들어서며
건물의 용도와 사람의 흐름이 완전히 바뀌기도 한다.

그 변화는 단순한 리모델링이 아니라
자본, 트렌드, 정책, 사람들의 욕망이 겹쳐 만든 시대의 단면이다.

특히 부동산 일을 하다 보면,
‘한 채의 건물’은 숫자로만 보기엔 아쉬운 존재다.

그 안엔

• 그 지역의 흐름
• 상권의 생로병사
• 세입자의 생존기
• 건물주의 고민
  이 모두가 담겨 있기 때문이다.

어쩌면 지금 우리가 살고 있는 이 도시는
건물이라는 프레임 안에서 계속 이야기되고 있는지 모른다.

그래서 나는 오늘도
한 채의 건물을 바라보며
그 건물의 ‘스토리’를 읽는다.

Even in the same alley,
what used to be a run-down hardware store 10 years ago
is now a Starbucks, a pharmacy, and a hair salon.
What happened in such a short time?

In the heart of Seoul,
when a new subway station opens or roads expand,
buildings around them begin to “transform.”
Old structures are torn down,
new ones take their place,
and the flow of people—and the purpose of the buildings—completely changes.

It’s not just about remodeling.
It’s a snapshot of our era,
shaped by capital, trends, policies, and people’s desires.

As someone working in real estate,
I can’t help but feel that a building is more than just numbers.
It carries within it:
the flow of the neighborhood,
the rise and fall of commercial districts,
the survival stories of tenants,
and the quiet struggles of landlords.

Maybe this city we live in
is constantly telling its story
through the frame of its buildings.

That’s why I find myself
standing before a building once again today,
trying to read the story it holds.
